I recently went through an appraisal process with Amon Appraisals LLC and had a very disappointing experience, particularly for a new construction home. After reviewing the report in detail, it became clear that the valuation did not accurately reflect current market conditions or builder pricing. The base price of my home was approximately $573,990, and with upgrades the total was around $638,000. Today, the same builder is pricing this model at approximately $614,000 before upgrades, indicating clear upward movement in value. Despite this, the appraisal came in at $625,000, below both prior and current market indicators. The most concerning issue was the selection and weighting of comparable sales. The appraisal relied heavily on lower-value homes that adjusted into the low $600,000 range, while stronger, more relevant comps were either underweighted or excluded. I submitted multiple closed sales from the same community and same model type, all within the last six months, ranging from approximately $655,000 to $680,000. These were highly relevant and reflective of the current market, yet they were not meaningfully considered. Additionally, the report included active listings as support while excluding stronger closed sales due to timing technicalities. This inconsistent use of data raises serious concerns about objectivity. The property also includes completed backyard improvements, while several lower-value comparables had unfinished lots. This difference was not properly accounted for in the valuation. After submitting all supporting documentation through a reconsideration of value, the final adjustment was only $5,000, which does not reflect the strength of the data provided. Based on this experience, I would not recommend Amon Appraisals LLC for new construction homes. The methodology used did not adequately account for builder pricing trends, recent comparable sales, or property-specific features, resulting in a valuation that does not reflect the true market.
