We had our house built in 2018. Three years later we had heavy snowfall during the winter. In late January we came home to water pouring in our bathrooms and under the eves on approximately fifty lineal feet along the external walls. Ice dams were the cause but ice and snow shield applied correctly should have prevented the problem. Craig blamed the weather and basically said tough luck. None of our neighbors had any issues with their roofs and other houses on our loop appeared not to have had a problem. The RCW for the state of Washington requires a builder remain liable for construction errors for six years. Unfortunately our contract with Craig specified he was responsible for only one year. Since we had signed his contract our options were limited. We have mitigated the issue by having heat tape installed (at our expense). Unfortunately heat tape causes a roof to fail sooner, adds significantly to our electrical bill, needs to be replaced on a somewhat regular basis, and will probably result in a discount when we sell. We have had other less expensive issues with Craig but were willing to move on. A roof that doesn't leak seems fundamental to a well built house and not only are we disappointed in his failure to correct his error we now are afraid to leave in the winter for fear of another episode. Fortunately our insurance has provided some relief (in excess of 50 thousand dollars) but I can't expect them to do it more than once. My advice is to either keep Craig responsible for the full RCW six years or better yet find another builder.
